We expect that Green Property Bonds are going to end up being 50% of the exploding green bonds market. Green Property Bonds can be issued against the whole value of a green building, or the value of a buildings portfolio. They can also be issued against a portfolio where the owners are planning to make it green. Lots of options.

But critical to making this concept work will be investor confidence in what is a green building. 

For example, does getting the most basic LEED or BREEAM certification qualify? Hmmm, if you're worried about climate change you'll need to have one of their higher peformance levels.

The International Energy Agency (IEA) tells us that, to avoid catastrophic climate change, we need to make deep cuts in emissions in the built environment. Some 40% of emission reductions have to come from reduced energy consumption and buildings are the largest consumers of energy worldwide - and so the biggest contributors to emissions from energy. The IEA again: “Deep renovation of inefficient existing buildings is a crucial way to achieve a much more sustainable future.” However, only “about 1% of buildings are renovated each year … the overwhelming majority of these renovations do not lead to deep energy-use reduction”.

These two webinars will explain a solution suitable for bond markets: proposed eligibility criteria for property investments to be certified under the Climate Bonds Standard, developed by our Climate Bonds Green Property Expert Working Group

The qualification hurdle will be that buildings need to be in the top 15% of performers when it comes to emissions, or to achieve deep cuts in emissions when energy efficiency investments are made.
